Get Preapproved!

Getting pre-qualified is a fairly easy process where you tell your bank or lender your overall financial situation – including assets, income, and debts – and the lender tells you what kind of terms you can expect in a mortgage. Pre-qualification may be useful for first-time home buyers who need help figuring out what to expect and what they can afford.

Getting pre-approved for a mortgage may seem like a lot of hassle before you have even found a home. But if you wait until you are ready to make an offer, it might be too late.

To get preapproved for your first mortgage, complete the loan application so the lender can review all credit and debt-to-income components of the application, giving you the okay to shop for a home up to a specified loan limit. Preapproval gives confidence to both you and the sellers that you are capable of completing the sale.

Find your dream home!

Once you pick out properties your Help-U-Sell Full Service Realty agent will schedule showings for you to view the homes. It usually takes anywhere from 20 - 60 minutes to look at a home, so plan accordingly, especially if you are seeing several houses. You’ll want to see inside and outside the home, check out the garage and the entire yard, so dress comfortably.

You’ve found the perfect home! Now what?

The Offer

Your Help-U-Sell Full Service Realty agent will initiate an offer to purchase. The purchase agreement will list the name of the real estate agencies involved, the property address, the price you are offering, what type of financing you’ll be getting, a clause for a home inspection, a contingency for financing, as well as all the details that are necessary to complete the agreement. Your agent will make sure you have all the documents needed to make your offer. Once the offer is complete, your agent will contact the listing agent and negotiate the offer for you. The seller may accept the offer you have given, or they may write a counter-offer back to you. Once the negotiating of the offer is complete, you’ll be ready to move forward with the next steps!

The Home Inspection

After the purchase agreement is signed by all parties it will be time to schedule your home inspection. Your Help-U-Sell Full Service Realty agent can offer you the names of several inspection companies to choose from or you can choose your own. You will pay for your inspection and prices usually range from $200 - $500, depending on the size of the house and its amenities. Your agent will attend the inspection with you. The home inspector will check for signs of harmful materials like asbestos, lead paint and mold. They'll also check for evidence of pests, faulty wiring and leaks. This is a crucial part of the home purchase. For your protection get a home inspection!

The Mortgage Application/Appraisal

Once your home inspection is complete, it’s time to call your lender and officially apply for your loan. Remember to provide them with all the documents they ask for as quickly as you can. They will also order an appraisal on the home to make sure that the price you are paying is fair market value.

The Wait

The Wait

So you’ve done the inspection, applied for the loan and the appraisal has been ordered. Now comes the wait. The lender will be busy getting your loan papers ready, while waiting for the appraisal to be done. There are plenty of things going on behind the scenes to make your purchase a reality, even if it seems like nothing is happening! Now is a good time to start thinking of decorating ideas and landscape plans.

The Closing

We have “clear to close!”. Those are the wonderful words you've been waiting to hear. They mean that every moving part in the home buying process is complete and you should be able to finalize your purchase within the next few days.
